Financing a self-build
The caisse disburses funds on your loan in line with construction progress, retaining 15% as a safeguard against legal construction hypothecs. Keeping a close eye on your cash flow is therefore essential.
At each progressive disbursement, 15% of the released amount will be held back (excluding the land portion), and this will continue until 35 days after the work is completed.
As you approach the end of construction, plan ahead for the final payments by using credit cards or other temporary financing sources.

Land financing (project completed within 12 months of purchase)
- Financing available up to 100% of value
- The land purchase price must be supported by a certified or municipal appraisal equal to or greater than the acquisition cost.
- The current primary residence must be listed for sale, with supporting documentation on file (real estate agent contract or paid duProprio invoice).
- You must pre-qualify for the full value of the self-build project.
- Your construction project must be built and presented in line with the approved financing.
- You must qualify for the land financing, including your current financial commitments, including the property listed for sale.
- If construction cannot begin within 1 year, a down payment equivalent to 20% must be applied to your financing.
- Notary registration fees and appraisal costs (if applicable) are the member’s responsibility.
- Life insurance is mandatory for land financing (for projects lasting 1 year or more).
Land financing (project completed more than 12 months after purchase)
- Maximum financing of 80% of the land cost.
- The land purchase price must be supported by a certified or municipal appraisal equal to or greater than the acquisition cost.
- Maximum amortization of 25 years.
- Notary registration fees and appraisal costs (if applicable) are the member’s responsibility.
- Life insurance is not mandatory for land financing.
